Gas Safe Certification

GAS SAFETY CERTIFICATION

All landlords’ gas appliances, flues and pipe works provided for tenants use must be certified by a Gas Safe registered installer/CORGI registered installer. An annual gas safety check must be carried out thereafter by a Gas Safe registered installer/CORGI registered installer again. A copy of the certificate must be issued to each existing tenant within 28 days and a copy to any new tenants prior to their move in. Each record of safety check must be kept for two years. 

Penalties for infringement can be severe - with fines of up to £5,000 or/and six months’ (or more) imprisonment. You could be fined for not having proved that each gas appliance is safe and also for causing carbon monoxide poisoning in an event of a defective gas appliance.

Gas installations can leak deadly Carbon monoxide and could be caused because of a fault with the appliance, the appliance being installed or commissioned incorrectly, a lack of ventilation around the appliance or by incomplete burning of gas by the appliance.

You cannot see or smell Carbon monoxide but exposure to its leakage could be fatal, hence should any person experience symptoms such as tiredness, headaches, nausea and chest or stomach pains and you have not had a boiler service carried out within the last twelve months then we strongly recommend you to seek urgent medical attention and get your gas appliances checked ASAP.
